3 Signs It's Time To Replace Your Roof

Many homeowners don't give their roofs a second thought, that is until they start to experience problems such as leaking. Even a well-maintained roof can begin to experience problems and naturally reach the end of its life span. You don't need to wait until your roof fails to have it replaced. In fact, it's a good idea to replace it before you experience problems that can cause damage to your home. If you're trying to decide if it's time to replace your roof, here are three tell-tale signs to look out for.

Repeat Leakage

Having one leak isn't necessarily cause to replace your entire roof. However, if you're experiencing repeated leakage, in the same area, or in various areas of your roof, it's a sign that your roof is worn out and likely needs replacing. You may not notice water dripping into your home, or attic, but you may notice water stains on areas of your ceiling. When you do notice a leak, it's crucial that you take care of it as soon as possible. Otherwise, unattended leaks can wreak even more havoc since it can cause damage to structures.

Curling, or Bucking Shingles

Your shingles are roofing coverings that are designed for waterproofing. The shape and texture of your shingles will vary, but the functionality is the same. They're nailed to the roof and have self-sealing adhesive that provides additional waterproof protection. Over time, weather elements such as hail, sunlight and heavy rain can take a toll on your shingles. Inspect your roof and take a close look at the shingles. One of the tell-tale signs that your roof may need replacing, or repair is when the shingles begin curling, or buckling. You may notice this only on the side that is in direct sunlight, or you may notice it all over. If you notice severe curling, you'll likely need to replace, rather than repair your roof. 

Age of Material

A high quality roof can last a long time. However, at some point it will need replacing. If you're trying to determine whether or not it's time to replace your roof, find out how old it is. If you keep good records, you should be able to determine when you last replaced the roof. The average life span of a roof is about 20 years. However, a number of factors, including climate, can influence how soon you need to replace your roof. But, it's safe to say that if your roof is close to, or over 20 years old, it's likely time to replace it.
