Troubleshooting Frequent Problems With Residential Green Roof Systems

by William Gerard

Even though not as common as traditional roofing, green roof systems are a highly efficient way to protect your home. They provide an efficient layer of protection that creates a natural way to eliminate rainwater and works as an insulative barrier for the house. Even though these roofing systems are pretty basic, consisting only of soil and plants, they can still have their fair share of problems through the years. Here are a few of the most common problems that you may have with your green roofing system and what you should know to solve them.

Problem: You have issues with water runoff in certain areas.

Cause and Solution: One of the largest benefits of a green roof system is that rainwater is collected and naturally eliminated through an absorption and evaporation process. If water is still running off of the roof in great quantities, it is likely a sod problem. With older green roofing, the layer of sod could have settled or deteriorated enough that it no longer supplies the same absorbing power. Settling sod will be quite noticeable, as it will leave your roof looking uneven or dipped.

Problem: The plants on part of your green roof will not thrive and grow.

Cause and Solution: Green roof installation by a professional roofer, like the ones at Georoulis Roofing & Construction, is always recommended because it is so easy to make a mistake with this type of roofing. Plants must have the perfectly proportioned amount of water and light to grow. If one section of the roof is getting more water than the rest, it could keep the plants from growing as they should. Have the roof checked out by a professional to make sure that the roof is installed properly.

Problem: You are noticing signs of a leak inside of your home.

Cause and Solution: A leak from any roof is always concerning; however, spotting a leak from a green roof can be especially alarming. You have layers of waterproof material covered by sod that should be absorbing the water naturally. If there is a leak, it means that the weight of the roof may have caused damage to the underlying structure of the roof, which must be repaired immediately to prevent further damage.

By understanding a little about the specific issues that can come up with your green residential roofing system, you will be much better equipped to handle an issue on your own if it does come up. However, it is always a good idea to talk to a professional if you have issues, even if only for advice and insight.
